Application fee per applicant: $75
Corporate Application Fee: $100
Corporate Occupant: $25 per occupant
Guarantor Application Fee: $75
Administrative fee: $250 due at time of application
Security Deposit - Regular: $0 based on results of credit report
Security Deposit - Additional: $250 based on results of credit report
Security Deposit - Maximum: $500 based on results of credit report
Vallet Trash: $25 monthly
Pet fee at move-in non-refundable: $300 1st pet, $200 2nd pet
Monthly pet fee: $35 1st pet, $15 2nd pet
Garage: $175 monthly
Gate Entry Strip if Resident Request: As needed $200
Key Fob Replacement As needed: $75
Water Filter Replacement for Refrigerator: $50 upon request
Water/Sewer: Varies monthly based on usage, billed in arrears by third party
Utility Billing Fee: $4.25 (Not to exceed $5)
Utility Billing Fee - if not in resident's name: $25 plus cost of utility each month charged if not transferred to resident name
Electric Service Fee for not setting up: $25 per billing cycle
Monthly Late Fees if not paid by the fifth (5) of the month, is 10% of base rent.
NSF Fee: $40 plus applicable fees
Termination Fee Choice 1: 2x one-month base rent
Termination Fee Choice 2: Owe future rent through lease term or new resident moves into apartment
Apartment Transfer Fee: $800 if lease is current and not expired. Paid at time of transfer move in. ICTs must pay $100 Holding Deposit at time of request for transfer.
Refundable if denied or cancels within 3 business days. Liability Insurance if renter's insurance policy lapses: $13.22 (not to exceed $15 per month)

Pet Policy

Max 2 Allowed | One time Fee $300

Rent $35

Comments: Only one nonrefundable fee for 1 of $300 or $500 for 2 due at move-in. Monthly pet fee of $35 a month for 1 or $50 for 2pets. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

Drift at Town Center East Apartments is a Non-Smoking Community and requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
